Summer is here - Now is a great time to act!


Today sure feels like summer is here!  And while our attention may shift to vacation and travel, I’d like to remind you of the great opportunity available to both buyers and sellers.  With pent-up buyer demand, record-low mortgage rates and affordable home prices, now is a great time to buy or sell.  So grab your real estate passport and let’s prepare for a journey through today’s market.

1.     Grab a map and set a course.  Sellers, please contact me to evaluate the homes for sale in your area and set a competitive price.  On average, today’s buyers are searching online before contacting a real estate agent.  They know what they want and they have educated themselves on the values in their target market.  And, Sellers, my suggestion is, don’t test the market at a higher price.  You will lose those valuable opening days or weeks when your listing is the hottest one around!

2.     Be prepared - it may be a short trip.  Sellers, today’s inventory of homes for sale is limited so well-priced, ready-to-show homes may have offers in the first few days and weeks of listing.  Buyers, be prepared for some competition on those new listings.  You might not succeed on the first offer but don’t give up.  Even if your trip is a little longer, with my help we will find your dream home!

3.     Anticipate detours and roadblocks.  Even with an accepted offer, today’s buyers and sellers should not hit cruise control.  Prudential Fox & Roach and I have been monitoring cancellations – transactions that don’t close. There are two main drivers for these:


a.    Home inspections.  Sellers, it is important to think like a buyer and begin to see your home through a critical lens – inside and out. Be proactive where you can.

b.    Financing.  Buyers, it is very important to take the time to assess your financing options and present your offers with the strength of a mortgage commitment.  I will recommend a Trident Mortgage representative for you to speak with before you start your search.

4.     Plan the destination celebration.  Whether you are buying or selling, I am confident your goal will be achieved!  As Abraham Lincoln said, “your own resolution to succeed is more important than any one thing.”

Important information for homeowners of Delaware County


Trend Multiple Listing Service for this Tri-State area reports that year to date number of settled units dropped from 3364 in 2010 to 2910 in 2011.

The good news is that average price remains strong year to date from $260,000 last year to $266,000 in 2011.  Median price year to date remains strong as well $200,000 to $212,000

Sellers important to know - listed price to sold price has dropped.  in 2010 sellers received 91.8% of the listed prices while in 2011 year to date sellers are receiving 89.4%

Sale of homes in Delaware County in June 2011

Good news...MLSTrend reports that the both Average settled price and Median Price in Delaware County have increased significantly 15.8% and 9.6% respectively. Also the number of homes Pending settlement have increased by 20% .  Let's hope that this trend continues.
