What Sellers and Buyer's Must Know - Some buyers can no longer buy the same house!!!

Sellers when you have an offer on your home today... read below... same offer may not exist next week.  Available pool of buyers is shrinking as well as after an offer they still may not be able to buy if they did not lock - in their rate!

Buyer beware, call your agent and call your mortgage representative today:

Numerous buyers can no longer buy the same house that they were looking for last month.  The rates have increased so much that the monthly payment is now out of their reach. 


Rates increasing by 1% ... from 3.25 % to 4.25 %  = 1% increase.... (using these rates as an example, not confirming today's rates)

If the buyer borrows a mortgage in the amount of $250,000... payments have increased by $142.50/month
If the buyer borrows a mortgage in the amount of $300,000...payments have increased by $171.00/month
If the buyer borrows a mortgage in the amount of $350,000....payments have increased by $199.50/month
If the buyer borrows a mortgage in the amount of $400,000....payments have increased by $228.00/month

Just 5 minutes from Media, Swarthmore, Brookhaven and Wallingford

We are so lucky to have access to so many beautiful areas... parks, arboretums, wild life preserves... convenience of a Philadelphia Center City  15 - 20 minutes away and wonderful towns like Swarthmore and Media right here.  Tyler arboretum off of Chestnut Parkway in Wallingofrd is full of beautiful varieties of trees, shrubs, flowers, birds, creatures and all is free... great for a leisurely romantic stroll or an outing for a family

Spring rains...


Beautiful Home in Media



Spring rains have made our area look beautiful.  Lawns like these are found all over Delaware, Chester and Montgomery Counties.  Lush trees and shrubs all are so beautiful!  Here is a great example. This home is getting ready to go on the market.  Azaleas are finishing and roses just starting to show their colors.  What a great time of the year!!!

First 3 Steps to complete when looking for a new home.

You think you are ready to buy a home, but don’t know where to start?

If you are a first time buyer you are not alone. If you have not purchased a home for a long time, you may not be aware of the recent changes that have taken place in mortgage industry and may not be aware of what you can and cannot afford at this time.

  1. Find a qualified Buyer’s Representative – an ABR - Realtor who has been trained specially to work with buyers.
  2. Commit to paper your wants and needs. Know what you must have. Is the location of your home more important than the house itself? Do you need three bedrooms, a yard and a garage or can you do with less? Can you afford more. That is where the next step comes in…
  3. Assess and understand your Credit and Financial picture – your ABR Realtor will guide you and may even recommend local well trained, respected and knowledgeable Mortgage Consultants who will advise you on what you can and cannot do.

Middletown Township statistics 2009-2010 comparison.

Middletown Township statistics show that per TRENDmls records – multiple service used in greater Philadelphia area

January 2009 to December 2009 there were 113 homes sold in Middletown Township - Delaware County Pa. The average sale price was $340,350 sold in 86 days

January 2010-December 2010 there were 105 homes sold and for an average sale price of $340,712 in 82 days.

So even though there were 8 less homes sold the average price was stable.
