When preparing your home for sale, remember to ask your Realtor about "Inventory Accumulation" You both should know this number. It will help with clarity and act as a guide in your pricing strategy and the decisions in process of preparing your home for sale.
Here are Delaware, Chester and Montgomery home sales statistics. Year to date average monthly home sales, inventory accumulation and present inventory of homes for sale in our Tri-County area:
Delaware County: 335 /14 Current inventory 4846
Montgomery County 543 /13 Current inventory 7070
Chester County 382 / 13 Current inventory 5255
As reported by Multiple Service TRENDmls, Delaware County on average sells 335 homes per month. This means that if not even one new home came on the market from today on...at this rate of sale it would take 14 months to sell all homes which are presently available for buyers to see and purchase. To sell - Your home MUST stand out!
When you hear these numbers, it makes a whole lot of sense to prepare your home with strictest attention to price, condition, cleanliness... Curb appeal and solid maintenance go a long way with sale of a properly staged home. Help your home raise to the top, be very attentive to details.

Spring rains have made our area look beautiful. Lawns like these are found all over Delaware, Chester and Montgomery Counties. Lush trees and shrubs all are so beautiful! Here is a great example. This home is getting ready to go on the market. Azaleas are finishing and roses just starting to show their colors. What a great time of the year!!!

What a great event! Middletown Pride Day
This weekend there were Fire Engines, Police Cars, Free water ice, dancing singing, bouncing...arts and crafts, plants and flowers, from weaving & yarn spinning to muskets & cannons, miniature helicopters & plains were flying about, food and drinks; games & laughter. Beautiful sunny day filled with fun family oriented activities. Remember to join us next year. Volunteers are welcome!
