Plans for a trail to rail path through Paoli
The first public meeting about a proposed paved path connecting the Chester Valley Trail to the Paoli Train Station took place in order to educate residents about the plan. Phase 2 of the Chester Valley Trail traversing Tredyffrin will open in a few months; however, a plan to link the trail to the Paoli train station through Cedar Hollow Road is still on the drawing board. The connector would enable R-5 rail commuters to cycle or walk to their offices at Vanguard and the Route 29 and Route 202-Swedesford Road corridors. Engineers intend to keep the path within the existing 50-foot right of way. Front lawns on private property technically would not be sacrificed, but grassy curbside strips, sidewalks and driveways could be impinged. A redefined plan will be presented to the public at a second meeting on September 30. The project timetable calls for a presentation to Tredyffrin officials on Dec. 2 and Willistown officials on December 9 before it goes to the Chester County Commissioners on December 12. Springfiedl taxes increas...

Springfield passes budget
The Springfield School Board passed a budget after shaving down the increase to 1.98 percent. The newly approved tax rate of 29.300 mills equates to $4,279 for the median property value of $146,050 in Springfield and Morton. This is an increase of $83 over the present year. The board and administration had a “worst-case scenario” in February of 3.7 percent, but changes were made during and after the preliminary budget process to bring the increase below 2 percent.

What Sellers and Buyer's Must Know - Some buyers can no longer buy the same house!!!

Sellers when you have an offer on your home today... read below... same offer may not exist next week.  Available pool of buyers is shrinking as well as after an offer they still may not be able to buy if they did not lock - in their rate!

Buyer beware, call your agent and call your mortgage representative today:

Numerous buyers can no longer buy the same house that they were looking for last month.  The rates have increased so much that the monthly payment is now out of their reach. 


Rates increasing by 1% ... from 3.25 % to 4.25 %  = 1% increase.... (using these rates as an example, not confirming today's rates)

If the buyer borrows a mortgage in the amount of $250,000... payments have increased by $142.50/month
If the buyer borrows a mortgage in the amount of $300,000...payments have increased by $171.00/month
If the buyer borrows a mortgage in the amount of $350,000....payments have increased by $199.50/month
If the buyer borrows a mortgage in the amount of $400,000....payments have increased by $228.00/month

Summer is here - Now is a great time to act!


Today sure feels like summer is here!  And while our attention may shift to vacation and travel, I’d like to remind you of the great opportunity available to both buyers and sellers.  With pent-up buyer demand, record-low mortgage rates and affordable home prices, now is a great time to buy or sell.  So grab your real estate passport and let’s prepare for a journey through today’s market.

1.     Grab a map and set a course.  Sellers, please contact me to evaluate the homes for sale in your area and set a competitive price.  On average, today’s buyers are searching online before contacting a real estate agent.  They know what they want and they have educated themselves on the values in their target market.  And, Sellers, my suggestion is, don’t test the market at a higher price.  You will lose those valuable opening days or weeks when your listing is the hottest one around!

2.     Be prepared - it may be a short trip.  Sellers, today’s inventory of homes for sale is limited so well-priced, ready-to-show homes may have offers in the first few days and weeks of listing.  Buyers, be prepared for some competition on those new listings.  You might not succeed on the first offer but don’t give up.  Even if your trip is a little longer, with my help we will find your dream home!

3.     Anticipate detours and roadblocks.  Even with an accepted offer, today’s buyers and sellers should not hit cruise control.  Prudential Fox & Roach and I have been monitoring cancellations – transactions that don’t close. There are two main drivers for these:


a.    Home inspections.  Sellers, it is important to think like a buyer and begin to see your home through a critical lens – inside and out. Be proactive where you can.

b.    Financing.  Buyers, it is very important to take the time to assess your financing options and present your offers with the strength of a mortgage commitment.  I will recommend a Trident Mortgage representative for you to speak with before you start your search.

4.     Plan the destination celebration.  Whether you are buying or selling, I am confident your goal will be achieved!  As Abraham Lincoln said, “your own resolution to succeed is more important than any one thing.”

Opportunity is knocking!


It’s hard to believe that the housing market turned so quickly for sellers!  We went from bad news – homes sitting on the market, inventory growing, and prices falling – to a sellers’ market.  That’s right…a sellers’ market.  Now listings are in short supply, and in some price ranges, sellers are receiving multiple offers.  The dream of homeownership is back in full force, and there are a lot of buyers ready to buy their piece of the American dream.    
As we look back, we now see that the bottom of the market was in 2011.  Since then, sales have increased and prices have stabilized.  In some areas, they’re even rising.  The tremendous amount of pent-up demand that grew over the last five years has been unleashed, and with an improving economy, lower unemployment, and rising rental rates, the demand for housing has created a backlog of potential purchasers and a shortage of houses for sale.
So what does this mean for you?  Opportunity!  If you’re holding off selling your home now may be the time to rethink this decision.  If you need to sell in order to buy another home, the same great reasons to buy still apply:  an improving economy and real estate market, current home prices are still affordable and record-low mortgage interest rates.
