Take advantage of this critical time for buying a home




I agree and support what our chairman had to say about today's situation in Real Estate Market in Philadelphia area. It is one of the best times ever to buy a home...

"In June of last year, mortgage interest rates dropped to what were then historic lows.  I thought they could never go lower.  I was wrong.  For the past week, mortgage interest rates have gone even lower than they were at the beginning of last summer – I’ve seen 30 year fixed mortgages hovering around 4%, 15 year mortgages at 3.375% and FHA mortgages between 4% - 4.25%. 

Why is this happening amidst all the financial and economic turmoil?  It’s exactly because of the financial and economic turmoil that we’re seeing this historic drop.  Investors are anxious and are placing their funds in US Treasuries (so much for the S&P credit rating downgrade!) rather than the stock market.  When that happens, mortgage interest rates tend to decrease.  In this case, they have.

So what does this mean?  There are some potential buyers who are too anxious to make any kind of move right now, regardless of interest rates.  They will stay on the sidelines.  But for those buyers who are secure in their employment and are ready to move, the time has never been better:
·         Affordability has NEVER been better!

·         Today’s current rates add up to increased buying power when compared to last year’s highest rates.  Those who could afford a $200,000 home in January now qualify for a $224,000 home simply due to lower interest rates. 

·         Buyers can achieve significant savings (about 12%) on their monthly payments just because of these lower rates.

As investors shed their anxiety and gain greater equilibrium, they will once again invest in the stock market.  When this happens, mortgage interest rates will rise to about where they were before this drop.  Last year’s rate decrease lasted about a month.  ...

Fix it early ... Make all necessary repairs and improvements before you begin to advertise your property. 

An item which is $10 may cost you $100 or more if the buyer receives a quote from a contractor.  By doing so, you save money and bring the value of your home up with each item that is no longer a problem or at least you will make your home more appealing to more buyers. 

Remember in today's market buyers are looking for a "deal", for an attractive home where they can just move in and live.  Most  buyers are not interested in making repairs which should have been completed by a seller.

20 Steps in selling your home FSBO step - 2

This is one of the most crucial steps in today's "Buyers Market" Prepare a pre-selling check list

 
Conduct a walk-through, a mini inspection.  Make a list of ALL repairs and improvements. Some of the items that most likely will be needed are look in all areas approach to the house, top to bottom - and inside

 
  • Inside of the house each room is clear of clutter and clean throughout
  • Paint walls and woodwork throughout make the house is fresh and sparkling clean
  • Clean windows and window coverings
  • Be sure that all plumbing and appliances are in working order
  • New or clean carpets throughout
  • All sealants in good condition ( window, tub, shower, sink...)
  • Floors in good condition
  • No electrical issues such as missing cover or up to code wiring
  • All storage areas organized and not overstuffed...

Step One - Do your research

1. Do you know what are the prices and terms of sale in today's market?  Conduct a careful research.

2. Investigate recent sales of homes in your immediate area to be sure that if price is achieved your home will appraise - be sure you check with public records, take in account pending settlement properties and any concessions which may have been given or  in a sale of homes in your neighborhood for alike homes

3. Establish realistic and competitive price for your property
